Applicants seek two findings and a special permit relative to the removal and replacement of a structure on a nonconforming lot. Property is located at 7 Mountain St. and is situated in the Rural 2 Zone within the Surface Water District.

Applicant was represented by Joel Fishman, Attorney. Attorney Fishman described the Applicant’s plans to tear down the existing house and 2 dilapidated structures on the property. Applicant plans to replace it with new construction of a two story dwelling with a attached 2 car garage. On the first floor there will be a kitchen, living room and dining room. On the second floor there will be three bedrooms and 2 bathrooms.
The Board requests a letter from the Historical Commission and a new plot plan.
Attorney Fishman will draft the decision.

Applicant seeks a Comprehensive Permit under MGL Chapter 40B, Section 20-23 for development of thirty-two town house condominium units, comprised of nine buildings, plus one existing home located at 9 Glenview Road. Property is located off Rob’s Lane, Town of Sharon Assessor’s Map 102-Parcels 87,88 and 92-1 and is zoned Residential B.

John Rhoads gave a review his letter dated 12/12/06. Responding to a Design Review of Glendale Village by Earth Tech.
Peter Baril, GZA GeoEnviormental gave a brief review of his letter dated 12/11/06. Responding to various point made by Earth Tech.
Janet Abramson is concerned by the issues raised by the Board of Health at a previous hearing.
Richard Powell is concerned with who will be responsible for the maintenance of this project. Mr. Houston responded that there will be a bond requirement for this project.
Walter was concerned with the buffer plantings between the abutter’s and the project. Mr. Rhoads stated that there will be 33 evergreens.
Paul Scholnick, 174 Billings St. is concerned with the buffer zone.
Attorney Shulinski representing the Hyman. Stated that there will be 13 trees (10 flowering, 3 evergreen). He is also, concerned with the height of the burm around the basin and the fence.
Alice Cheyer is concerned with the buffer plantings.
Nancy Alison has issues with length of the access road.
Mr. Houston gave a brief review of his concerns with the septic system mounding, project density, retaining wall, aggressive use of the wet land buffer and traffic report.
Ralph Wilmer requests that the projects pro-forma be reviewed by a consultant.
Jane Hyman is concerned with the emergency access road and with the snow condition.
The Board requested that the pro-forma be updated with showing the old and the new plans presented tonight.
